Available for holiday let, an attractive traditional Norfolk flint cottage situated in the picturesque village of Great Massingham. Approximately 12 miles from King's Lynn, 9 miles from Swaffham, 9 miles from Fakenham, also conveniently located for the north Norfolk coast and Sandringham.

Great Massingham is one of North Norfolk's most attractive villages, with its many flint cottages overlooking village greens and numerous ponds, one of which has fishing available. There are also two hard tennis courts available for hire in the village. There is a well-stocked shop selling milk and bread just 5 minutes walk from Primrose cottage. The village of Harpley about 2 miles away has a public house serving meals, while historic Castle Acre approximately six miles away has a range of eating places including pubs, tea rooms and a restaurant.

Great Massingham is ideally situated for exploring the surrounding countryside and the unspoilt Norfolk coastline. The Peddars way is about 1 ½ miles away and Sandringham approximately 7 miles. There are local markets at King's Lynn on Tuesdays, Fakenham on Thursdays and Swaffham on Saturdays. There is a bus stop near the church (about 5 minutes walk) with services to King's Lynn and Fakenham.

It gives spacious accommodation for two people comprising of entrance hall, lounge with dining table, kitchen with breakfast area, bedroom with Victorian style double bed, and upstairs bathroom with shower over bath.

The rear of the property overlooks a large secluded garden belonging to the owner's adjoining cottage, with the kitchen door opening onto a small lobby and patio area with garden table and chairs. This area is fenced off from the garden in order to stop the owner's over friendly dog visiting, and also affords you your own private side entrance. The garden has secluded areas in which you are welcome to sit, while the back wild garden has views of the church.

The cottage is inspected annually by the English Tourist Board and is equipped with at least the basic requirements, as instructed. Apart from a standard electric cooker the kitchen also has a microwave oven, there is a spin drier, plus your own outside washing line. The lounge has a colour television and video, plus a colour portable T.V. in the bedroom.

Linen (duvet and sheets), also towels and tea cloths are included in the price, as is central heating by storage heaters.

Parking for one car only is available in the owner's drive. Dogs welcome by prior arrangement at an extra charge of £10 per week.
